* Are there discounts if we pay the lots in spot cash?

Yes, the discounts are as follows:

  • 30 days spot cash = 10 % discount
  • 60 days spot cash = 5 % discount
  • 90 days spot cash = 2.5% discount

* How long do I get my Transfer Certificate of Title upon full payment?

More or less, 6 months depending on the processing of the Register of Deeds.

* What do I shoulder in the transfer of title upon my full payment?

The company shoulder the Deed of Sale document expense and the Capital Gains tax.
The buyer shoulders the Transfer of title expense from the TJM Group Realty Development Corporation title to your name.

* Is my reservation fee part of my payment? Is it refundable?

The reservation fee is part of your payment and it is not refundable.

* How much is the interest?

18 % per annum.

* If I get delayed from my monthly payment, is there a grace period?

Yes, we give a 60 days grace period. Just inform the office if you cannot pay and for what reason so that we can adjust your next monthly payment.

* Will I get a rebate or discount if I am able to pay my amortization before the contract period or in a lesser time?

Yes, your lot payments will be recomputed according to the lesser number of years you were able to pay the lot.

* What are the other amenities of the subdivision?

You are provided with a complete perimeter fence for the exclusive area of the subdivision.
It also has a garden park 800 square meters in size with a swimming pool and falls for the exclusive use of the lot owners. You also have a grand entrance gate and a garden rotunda.
